This land is within a few miles of 20,000 acres of the Mark Twain National Forest. The National Forest is spread across 1.5 million acres of Southern Missouri and you will be in about the center of it.

This mostly wooded parcel is approximately 22 acres and has several nice clearings along the road on the west side. Access is fairly good off County Road 160-421, which is a good gravel road that runs off from US Highway 160. However a 4×4 or SUV may be needed to get to the west side of the land.

Most wells nearby are about 150 to 200 feet deep. The area is very private yet only 18 miles to West Plains, Missouri (and another 2 hours to Branson and Springfield).

It averages about 980 feet wide and has about 400 feet of road frontage along the creek.

The nearest larger town is West Plains, a small city of about 12,000 people, which is on US Highway 160 about 18 miles to the west. The town near the land is Thomasville which is about 4 miles away. It has a cafe as well as a grocery store and a gas station. The private road on the land is a permanent deeded easement and is restricted to property owners and their guests.

The terms on this one are simple.
You are bidding on the down payment only!!!
The sale price of the property is only $37,900. The amount of your winning bid is your down payment and will be subtracted from the $37,900.
Road Back to the Land
We will carry back the balance with payments of $350.00 per month for 36 months. Half of everything you pay for the first 36 months, including your down payment plus any extra you wish to pay, will be subtracted from the $37,900. After that we will finance the remaining balance at $350 a month including interest at 9.75% per annum. You may pay it off at any time with no penalties.
