NOTE: Offering for sale again because the previous bidder (4/18) never sent me a signed contract or any money beyond the $500 deposit. His lawyer has already done all the title checks and paperwork so that is ready to go for anybody, if you want to pay his $1700 fee.
Unfortunately for me, the 2nd bidder has not contacted me after his winning bid, so I am relisting the auction and applying for my FVF.
I have since decided to log the property, the lower price ($23,000) reflects that. I can owner finance as long as you have $15,000 or more for a down payment, maybe we can even work out a non-monetary solution for part of the balance because I just want a clean break.

Note that a potential buyer came by and tested the soil and says it is good for farming (should be – used to be a potato farm).
NEW: I just finished talking with the previous owner of the property and have decided there will be no written restrictions on the property, though I still ask you to avoid splitting it up if possible.
I posted the original warranty deed and have the updated one filed by my lawyer when I paid the loan off in 2005. Both of which are filed at Somerset county.
During the summer little fish swim up the brooks from the lake. Update: A water resource guy told me the property has six inch trout!

30 +/- acres for sale.
This property is the land left over from a sub-division and is free from all the restrictions of the sub-division and road association, which is highly coveted. I bought it in 1994. Current taxes are about $250 a year. You can pretty much build and do whatever you want on the property. There is a convent item that you have to provide a 1/2 acre piece of land for a picnic area, for the residents of the street, you can locate it anywhere you wish. Currently it is the pink path in picture #1, obvious the pink area is way more then an acre. The 1/2 acre was tagged off years ago, I imagine the deer ate the tags by now.
The property abuts other land and you have access to the lake by driving down the road and launching at the public dock. During winter time you can see the lake from the property because though the property is fairly flat (use to be a potato farm), it is at the top of a hill. Might make a good place for a cell phone tower too. About five acres are cleared (the fields) the other is wooded. Lots of deer and wild life.
There is a natural spring that is capped with a cistern and during the spring small fish swim upstream on some of the smaller brooks on the property.

The above area view, your property would be the end of the upper cul-de-sac where it says entrance road. Plus, that cleared area on the aerial photo is the cleared lower blue block on the map plat.
The meadow behind the thin row of trees at the upper left is on the
property. As is the area around the cul-de-sac.
On the first map it is inside that big blue square on the right and is
the small section on the left. See that little house carved out of the
trees on the upper left on RT23, that is the boundary of the property
that is wooded on my lot and is your neighbor. Basically the trees from
Indian Heights Drive tree line to that lot are mine. That part of the
property goes about 900 feet from Indian Heights Drive to the house
lots on Rt23 and follows RT23 900 feet. That is the part of the lot
that contains sugar maples that use to be tapped.
Acre lots on the road sell for $15,000+.
There is power and telephone on the road.
It was surveyed and pinned and I walked the land and found them and marked them on the plat map, I think I might have the older GPS coor. somewhere for each pin.

It is basically all the property at the end of the cul-de-sac and you have a sixty foot wide path from the road to the property at the lower blue area between lots 9 &10. So, you could built houses at the top of the property and have yours at the bigger 20 acre area and use the 60 foot path as a driveway.
The property is owned free and clear of any liens. This was financed previously through Bangor Bank which was paid off years ago
A $500 non-refundable deposit is due at the end of the bidding. The rest can be paid at the lawyer’s office.

Someone asked about the snow mobile path, basically it goes like this. In this part of Maine, during the winter if you have to go someplace it is often quicker, especially after 2 feet of snow, to get there by snow mobile. So, they have a law that basically says if someone smashes into a tree and kills themselves, it is their own fault and they can’t sue the property owner. So, they have a network of informal snow mobile routes so people can get to the store, rescue, etc. As to the question of frequency, I have no idea. I have never seen any there during winter since it is kind of a dead end. I never posted the property and let anyone snowmobile, ATV, or hunt on the land and I use to have a local farmer take all the hay he wanted from the fields.

Someone had a question about what it use to be. It use to be a 600 acre potato farm, so I was told. That row of trees separating the fields is a field stone wall about 3-4 feet high. In the plat and deed there is a space 60 feet wide and 218 feet between the lots on the road, that is so you can drive through the other properties on the road to your field without going to the end of the property. You can pave it if you wish, no one paves driveways in Maine (frost heaves) though (under 5%). There is also an opening in the above wall you can drive a truck through. The common area on the deed is 1.46 acres (basically a picnic area) and can be located anywhere and has to have a ten foot path.
To answer a question about closing costs etc. The $500 due at the end of the auction is just a non-refundable deposit so I do not waste my time and money dealing with some one. All money will be due within 7 days of the auction close, I do not care about excuses, have your funding set up before you bid. If you are going through Bangor Bank, I will wait a few days longer.
