This property is hilly:The terrain of this property is very unique and has great potential.   There is an ideal building site located towards the front of the property with views of the valley and surrounding hills.  Property is rectangular in shape(225′ x 950′)  A private drive is already on the property and leads from the road to the ideal building site.  The building site area is an area of about 1.5 acres that is covered in small pines and has a medium slope(see pictures).   This building site is about 250′ from the road and private(can’t be seen from the road).   Behind the building site(pine trees) the property continues uphill towards the top of the ridge.  The back part of this property is steep and wooded with a Southern exposure that makes it ideal for solar, vineyard or other crops.  The back of the property ends at the top of a ridge where you can see for miles in all directions and would be ideal for wind mills.
Spring fed pond:The building site not only has great views of the surrounding farms but also overlooks a small spring fed pond located on the front of the property.  This pond is visited often by the local deer and wildlife.  This pond could easily be made larger and deeper by building up a small wall or pushing dirt to stop the water from flowing out.  The pictures below show the pond when it was overgrown and after clearing all the vegetation.  You could also use the spring for your water needs saving the expense of drilling a well.  A septic system will be needed if you build a home.
The views:Many people say that the scenery in East Tennessee is some of the most beautiful scenery anywhere.  This property has a slight elevation from the surrounding valley and overlooks beautiful rolling green pastures with the Tennessee foothills in the background.  There is also a seldom used railroad that goes past the front of the property and provides a nice barrier from the road.  Be sure to see the video that shows the views from this property.  The video was taken at the same elevation as the building site.  If you go farther up the ridge the views get even better.
The railroad tracks:There are railroad tracks that are between this property and the road.  These tracks are seldom used but provide more scenic views.  These tracks are also great to use as a walking trail you can walk either direction along the tracks and the scenery is beautiful, the picture (below)showing the rock cliffs next to the tracks is only about 800′ from the property.  The railroad tracks are elevated from the road and provide a great barrier to this property.  The only way onto this property is to use the private drive that takes you over the tracks.  Except for the driveway it would be very very difficult to walk onto this property.  If you want privacy and security this property has it.
The bull dozier:Yes, the winning bidder will also get a bull dozier.  This dozier is a large machine.  It is a Caterpillar D6 and has a 6 cylinder diesel engine and a hydraulic blade.  This dozier is complete but has not been used in nearly 3 years.  The dozier was operational when we purchased this property nearly 3 years ago but has been sitting outside since.   I have been told by a local heavy equipment shop that this dozier was probably built in the 50s or 60s.  If you are able to do a little maintenance and tune ups you could use this machine to sculpt the property exactly the way you want it.  Dozier is on the property and sitting next to the driveway.
Washburn TN, Grainger County:This area is a scenic area located in the foothills of East Tennessee.  This is not a built up area.  This is not a booming area of growth.   No fast food chains, no shopping malls, no sidewalks, no traffic jams, just narrow winding roads through the scenic country side.  Oh yeah,  when you drive around this area everyone waves and says hello(why can’t it be that way everywhere).  Washburn is 2 miles away and there is a school, post office, bank, and 2 convenience stores and thats about it.  If you plan on working you will probably have to drive to Knoxville, Morristown, Sevierville or other areas but all these locations are less that 45 minutes drive.   Be sure to view the videos  shown below on this auction. —————————————————————————————————————————————————

Financing options:

Total price is $41,600.  Interest rate with only $300 closing fees starts at 11.5%.  The rate can be lowered if you have a down payment.  For every 5% you put down the rate is lowered 1%.  The lowest rate available is 6.5%.  Examples of payments are as follows:

•$300 down at 11.5% is $443.63 monthly(20 years) or $411.96 for 30 years

•5% down ($2380) at 10.5% is $394.56 monthly

•10% down ($4460) at 9.5% is $348.99 monthly

•15% down ($6540) at 8.5% is $306.86 monthly

•20% down ($8620) at 7.5% is $268.10 monthly

•25% down ($10700) at 6.5% is $232.62 monthly

All of the above payments are figured on 20 year financing(except for the $411.96 for 30 years).  You can go shorter or longer (max. is 30 year term) depending on your budget needs.  There are no pre-payment penalties.  Anything you pay over the monthly payment all goes towards the principal.   This is done on a land contract with a deed provided free and clear when land is paid off.  We do not get involved in your credit.  If you pay the closing fees then you are approved.
