This is for one lot. We have 16 available mostly contiguous.
In 2004 we bought 19 lots in Rosarito Mexico with a 180 ocean view. We got in at the beginning of phase II and phase one sold out where lots were starting at $40,000 each resale. These are mostly contiguous lots except for two. This is NOT LEASE property but bank trust property where an American can own the property. Closing costs are only $120 per lot and we will split that. In Mexico where things go very slowly, including the filing of paperwork, even though we have been paying taxes the property is still in the original name of the company that sold this to us. We were getting ready to have this switched to our name when we were told if we did then the closing costs would go up substantially. If this went from the original owner’s name to the buyer it would be only $120 closing costs.
The paperwork is handled by the original real estate office from where we bought the property in 2004. In phase I you will see many beautiful homes by mainly Los Angeles vacation home owners. We are in phase 2 and homes are getting more built up and they are very nice. In Mexico you cannot build on your property until your land is paid for in full and the contract is for five years so now we will be seeing many more homes go up.
We paid cash for our lots and we would like to get our money back because we ended up buying a house across the road from the property. The lots in phase II are going from $15,000 to $20,000 resale and I am assuming because of our incredible view ours would be in the $20,000 category. You are welcome to go to the real estate office in Puerto Nuevo (to the left of the lobster village) and talk to the agents there about our property. I am going to start this at $7,000 on auction. I would like to get $9,000 per lot to cover the taxes I have paid and my original costs. If you want more than one lot I can do a buy it now for you for $7,500 per lot. The last person that went to see the lots was going to buy one and when he saw the location he bought three on the spot last week so we have 16 left. An agent we gave permission to to sell the lots for a set commission said people are cautious because the price is too low. Even a crummy lot in Tecate the same size is $25,000. We are trying to recoup our money…period. We will gladly show you the original paperwork. If you are an agent please contact us for what we are offering as compensation.

LOW HOA fees that will begin once there are enough homes in the development to warrant the formation of an HOA. Homes that are in there now range from very nice to spectacular as you will see upon entrance to the development.
I can send you a pdf file with exact directions and many more pictures. We had planned to build a house for us and a vacation house next door as the weather is perfect year round. We live in San Diego. When it is hot as hades here it is a cool 70 degrees there. When it dips to the 40’s here, it is 65 to 70 degrees there. We are thirty minutes from the San Ysidro border down the pay road where you pay two tolls of around $2 per toll.
We go to Mexico once a week and we would be glad to meet you at the property or you could drive down with us from our home here in San Diego. We could take you to the realtor office there to meet the agents and see the paperwork involved which is minimal. If needed we would be willing to accept payments of $1,000 a month and we can do the paperwork after the final payment is made. Of course we prefer this be paid ahead of time but we are willing to work with you.
The beauty of ours is we are at the highest point in our section with a street behind us so no one can build directly behind us and a street in front. We are allowed 3 stories with the garage and maid’s quarters being the bottom story and two stories on top of that. The houses in front of us are allowed two stories only so our views will never be blocked to the ocean.

The development has a 24 hour security guard. There is a guy that drives around and a guy who is at the entrance.

Title can be transferred to an American for full ownership. An attorney takes care of all the paperwork. This is not a leased property like the situations you heard about where people had problems with ownership. This is full ownership legally.
The westward view is 180 degrees of ocean. The eastward view is 180 degrees of wilderness and mountains. If you drew a direct line from my lots to the ocean they are right in line with the famous Puerto Nuevo lobster village and tourist shopping.
Five minutes from the white sand dunes for four wheeling and five minutes from a famous surf beach. Ten minutes from Rosarito where there is a WalMart, Home Depot, English speaking movie theaters, Peter Piper, Applebee’s. There is a huge grocery store similar to Costco but with no membership fees. Near fabulous restaurants. (We know them all!)
30 minutes from the Guadalupe Valley where there are 28 wineries. I have visited about a dozen of them. The wines, especially the reds, rival the best of Napa Valley offerings.
While Mexico’s wine industry has boomed rather recently, winemaking dates all the way back to the Spanish conquest, with the Spaniards surprised to find how well the vines they brought from the homeland adapted to the New World climate. In 1597, the Spaniard Don Lorenzo Garcia made the town of Santa Maria de las Parras in the northern Mexican state of Coahuila home to his Casa Madero, the oldest winery of the Americas.

town of Ensenada, 70 miles south of the U.S.
border: San Antonio de las Minas, the San Vicente Valley and the Santo Tomas Valley. Guadalupe
Valley is located in San Antonio de las Minas.
30 minutes from Ensenada for great shopping and seafood. Ensenada is putting in a new commercial Port that has a lot of people holding on to their properties here as the word is that in the next few years this will be very sought after property being only thirty minutes away.
In Ensenada you can visit La Bufadora:
Seawater splashes up to 75 feet in the air, spraying sightseers standing near this impressive tidal blowhole (la bufadora means the buffalo snort) in the coastal cliffs at Punta Banda. The road to La Bufadora along Punta Banda—an isolated, mountainous point that juts into the sea—is lined with stands hawking everything from tacos to terra-cotta planters. The drive gives you a sampling of Baja’s wilderness. At La Bufadora, expect a small fee to park, and then a half-mile walk past T-shirt hawkers and souvenir stands to the water hole itself. A public bus runs from the downtown Ensenada station to Maneadero, from which you can catch a minibus labeled Punta Banda that goes to La Bufadora.
