While there is no guarantee of profit from any land sale, history has proven that the prices of all our properties have always increased every year. We believe there are many reasons for this upward trend, including inflation, population growth, a decreasing supply of land, the public’s desire for a more natural environment, trend toward movement away from urban areas and the increasing popularity of outdoor recreational activities. We believe the sales prices will continue to increase due to supply and demand for this type of property.

A buyer is never obligated to a timeframe to build on their property.
17. WHY ARE SOME PROPERTIES MORE EXPENSIVE THAN OTHERS?
The properties have been priced according to our “A B C” analysis and consideration of the proximity of the parcels to existing electric. “A B C” stands for Access, Beauty and Character. In other words, how good, quick or easy is the access to the property from the main highway or county road, etc. The beauty of the property mainly pertains to the vegetation and scenic views etc. The character of the property refers mainly to its topography. For example: Is the parcel flat, rolling, steep, etc.
18. IS THERE A PENALTY FOR PAYING OFF MY LAND EARLY?
There is absolutely no prepayment penalty. Your monthly payment is applied to your account balance using simple interest on the unpaid balance. Any and all extra monthly payments will be applied directly to the principal. All extra payments will directly lower your balance, reducing the overall interest you pay on your purchase.

Wayne County, Tennessee
Wayne County is located on the extreme western side of the Highland Rim, with its northwest corner extending into the Tennessee River basin. It is made up of ridges and hollows and is on a plateau of about eight hundred feet in elevation in the southwest corner of the Middle Tennessee division. Heavily wooded, the county contains deposits of iron that were still being worked into the early twentieth century.
Wayne County is an undiscovered paradise for sportsmen. People from all over the country come here to hunt, camp and fish. However, hunting and fishing areas are not crowded. We have plenty of room for you to find the right place. More than 10,000 acres of privately owned and managed land plus a local wildlife management area of over 22,000 acres make for excellent hunting, camping and fishing.
Natchez Trace Parkway
Natchez Trace – Stretching from the Mississippi River in Natchez through the Shoals area in Alabama and across the Tennessee Valley to Nashville, the Old Trace was first trod by buffalo, then American Indians. In the early 1800’s, it was the main return route for Ohio Valley traders who, rather than fight the Mississippi currents, sold their flatboats for the value of their timber in Natchez and walked home via the Old Trace. By the mid-1820’s, steamboats made the dangerous trek unnecessary, and the Old Trace disappeared into the trees.
Today, the 444-mile National Scenic Byway and All-American Road has emerged as one of America’s most important examples of our nation’s natural and cultural heritage. Administered by the National Park Service, the road’s non-commercial environment coupled with a wide variety of historic sites, wayside exhibits and beautiful venues make it a memorable destination for an unhurried trip that both reveals and explains a unique time in our country’s history.
Visitors today will discover richly scenic areas, numerous hiking trails, picnic sites, campgrounds and water recreation areas. Hiking on the Parkway presents both challenges and rewards. Over 60 miles of National Scenic Trail and 28 different hiking and self-guiding trails are open year-round. RVing on the parkway offers a great ride, and motorcycling and biking are popular with hundreds of miles of scenic, winding road between Natchez and Nashville.
Nashville – Music City
Nashville is known either as Music City USA or Athens of the South. The city has architectural attractions like The Parthenon, a full scale replica of the Greek temple and the only one in the world. The city has a long tradition of influencing the development of country music in America and this can be seen in sites such as Music Row, the Ryman Auditorium, the Country Music Hall of Fame and Museum, and others. The city is home to Belle Meade Plantation, which is known as the cradle of the American Thoroughbred race horse. The home of Andrew Jackson, the seventh President of the United States, can be found in Nashville. Today, Nashville is still the center of country music and its growing economy attracts tourists, travelers, and business executives.
Outdoor fun is easy to find in and around Nashville. The city is surrounded by lakes, hills, and valleys that offer a multitude of outdoor activities. Five resort golf courses and eight public golf courses should satisfy any golf lover. Waterslide and amusement parks are nearby. Cruises on the world’s largest showboat and jet ski rentals are just a few of the water activities to be enjoyed. Radnor Lake State Park offers a range of natural areas and diverse habitat such as lakes, streams, and sloughs. Scenic, biological, geological, and passive recreation abound here. There are RV parks not far from the Grand Ole Opry.
Explore West Tennessee
Surrounded by the Tennessee and Mississippi Rivers, West Tennessee offers you a jaunt into soulful music, historical drama and natural wonders. West Tennessee exposes nightlife experiences on Beale Street and music history highlights in Graceland, Sun Studio and Stax Museum of American Soul.
Natural wonders include the Tennessee River, the Mississippi River, Reelfoot Lake, Kentucky Lake and the Tennessee River Freshwater Pearl Farm. Civil War grounds and the National Civil Rights Museum offer a glimpse into Tennessee’s history. West Tennessee presents a collection of Tennessee’s individuality.
